Mary has no idea if Kavinsky has even seen the movie she's talking about, but she hopes he's at least a little familiar -- or that her explanation makes sense. The ghosts are mad, so they can affect the physical world... but even living people getting mad seem to infuse that emotion into objects and let them hurt (or at least give pause to) the ghosts. Maybe.
